New LEED Gold Office Building in Tower Oaks

2000 Tower Oaks Boulevard, a 200,000 square foot office building currently under construction on the I-270 corridor in Rockville, Maryland, will become the new corporate home for two leading, privately-owned real estate development companies, The Tower Companies and Lerner Enterprises. Scheduled for completion in summer 2008, Tower will occupy 23,000 square feet and Lerner will occupy 46,000 square feet in this custom headquarters building.

Designed to be LEED Gold Certified, Energy Star Rated, and incorporating Vedic architectural principals, 2000 Tower Oaks Boulevard has been designed with a relentless pursuit of excellence. "This is a world-class building that doesn't exist anywhere else in the market. Through 2000 Tower Oaks Boulevard, we are redefining the speculative office market and creating a custom build- to-suit product that allows smaller companies to make the health of their employees and the environment a business priority," said Lerner Enterprises Principal, Mark D. Lerner.

Environmental benefits of 2000 Tower Oaks Boulevard include the dramatic reduction of air pollution that may cause 'sick building syndrome' by removing 85% of airborne pollutants and replacing 100% of the air in the building every 55 minutes. Air quality is also positively impacted by the use of healthier building materials which do not emit toxic gasses. This building will also reduce energy consumption by 41%, water consumption by 48% and entirely satisfy the energy needs of the building from purchased Green tags representing 100% wind energy.

Using the principles and technologies of Vedic Architecture, these developers complete the picture of health by creating work space that enhances productivity, creativity and success for tenants using defined architectural concepts of proper orientation, proportion and placement. This, in effect, transforms office space into a dynamic environment that can enhance a company's success, leading Tower and Lerner to believe they have created the healthiest building in Washington. Other feature highlights of this building include dual infinity pools at the entrance of the building, a lighted onyx wall that welcomes into the two- story lobby of stone and glass, original works of art that adorn the light filled entryway leading to a plaza level cafe, and just beyond the 24 hour security concierge, a state-of-the art fitness center equipped with its own Pilates and meditation rooms. Leasing services for the project are being provided by Diamond Property Company of McLean, Virginia. Suites from 10,000 square feet are still available for lease.
